
Viewing
Viewing of one of our properties must be arranged through this office and by appointment only. A member of Jacobs & Hunt MS Ltd staff will accompany all prospective tenants on viewings.
Reservation Fee
On deciding to take the property, we will need to take full details from prospective tenants and a reservation fee of £100 must be paid immediately. The reservation fee will not be refunded if tenants decide to withdraw interest in the property, but will if references are unsuitable or the property is withdrawn from letting. Details provided will include how many people would be living in the property and whether there are children, pets or smokers as some Landlords object to these.
References
Once a fee is received, we need to obtain references. One from your bank or building society, the other preferably from your employer or current landlord, or alternatively a full credit reference. Payment will be required to cover bank or credit reference charges. This will be added to your first invoice or paid directly by yourself. In some cases we may ask for a Guarantor and take a bank reference on them. We use our discretion as to whether references are considered suitable or not.
Moving In
When we are satisfied that references are in order, we can draw up the tenancy agreement. All persons over 18 years of age must be on the agreement and must sign before any keys are released. On signing, the tenants must pay a deposit calculated as the sum of the monthly rent minus the reservation fee of £100 already paid and the rent due; an invoice will be provided in this regard.
In addition a sum of £95 + VAT is required for fees relating to the preparation of the Agreement and Inventory.
Rents are payable by Standing Order on the first of each month in advance.
